13 spacious, light-filled rooms with ceilings to 11’, including a new gourmet kitchen with three glass doors opening onto the garden, formal dining room, living room, second living room/library, four bedrooms, two home offices, three new bathrooms, and a second kitchen. The house has wide hallways and doorways and an unfinished open-area basement.

Always a single-family home, built in 1887, preserved intact. Beautiful wooden shutters, doors, floors and plaster moldings throughout. Original features include 9 fireplaces, 2 stained glass windows and skylight, elegant staircase with mahogany banister, marble sinks, and oak-paneled butler’s pantry.

Private garden and bluestone patio measures 34’ by 18’, gets full sun and is planted with flowers and two small trees. A shady section is filled with green hostas and ferns. Front of the building has a stoop and a 13’ by 13’ courtyard. The flat roof measures 56’ by 18’.

Entire house and garden are available for shooting and for backstage areas. Use the extra rooms for equipment staging, wardrobe and make-up, lounge/green room, and the 10-seat dining room for meals or client conferences. Use the front courtyard, garden patio, and kitchen for your catering service and the basement for overnight storage. The two private front entrances help streamline access to the house.

Tie in to a 200 amp box in the basement, or plug into at least three dedicated 15 or 20 amp outlets on each floor. The central stairwell plus an additional internal cable shaft lets you easily snake cables from the basement box up to all floors. Cables can enter each room from at least three directions, keeping them out of sight.

Free use of all props, including many pieces of traditional and modern furniture, decorations, housewares, plants, art, kitchen items (cookware, equipment), table settings (several sets of china, glasses, cutlery), linens, and garden furniture. You may move our props within the townhouse, or bring in your own. ADT alarm system helps protect your property overnight.

Free high speed WiFi, fax, and photocopying.  You may also use the working gas fireplaces, both kitchens and outdoor grill for food preparation, the 3 large refrigerator-freezers for food storage, the 30-cup coffee maker, 3 rest rooms, the washer and dryer, 4 wardrobe/apparel racks, the iron and ironing board, various ladders, and the ping pong table.

Film friendly owner is experienced in accommodating a large crew. He joins the tech scout to answer house-related questions that will facilitate your prep.  During shoots he’s nearby if any questions arise, but stays discretely out of sight.

Only one shoot or event can be scheduled per day, giving you exclusive use of all facilities. Because this is a private residence you’ll have no hassles from a co-op or condo board, a building management company, building employees or tenants. No time-of-day access restrictions.

 

Location is mid-block on a wide, quiet street in the heart of the Upper West Side/Central Park West Historic District, 1 ˝ miles from midtown. Convenient parking on the street and at nearby garages. Basement Floor:

  • Open, unfinished space (56’ x 18’) available for storage or shooting.

Garden Floor:

  • Lower entrance from the street under the stoop. 
  • Dining room (216 sq. ft., off white) has 10 dark brown leather chairs around a mahogany dining table.
  • Main kitchen (306 sq. ft., sand color) is set up for cooking and entertaining, with 3 stools around the center island and a loveseat against the wall.
  • Garden (612 sq. ft.) off the kitchen has a large bluestone patio and two sets of garden furniture including a dozen chairs.
  • Rest room.

Parlor Floor:

  • Upper entrance from the street up the stoop. 
  • Living room #2 – Library (264 sq. ft., off-white wallpaper) has a working gas fireplace and contains brown leather chairs and sofa. 
  • Living room #1 (289 sq. ft., pale green) contains a large white sectional sofa.
  • Butler’s Pantry/Wet Bar (60 sq. ft.)
  • Ceilings are 11’ high.

2nd Floor:

  • Home Office #1 (306 sq. ft., light grey walls) contains computers, fax, photocopying, TV, a black leather sofa, and bookcases. 
  • Bedroom #3 (198 sq. ft., light blue walls) has a queen-sized bed, seating area, and desk/chair.
  • Bathroom #2 (60 sq. ft., light green walls) with bathtub/shower.

3rd Floor:

  • Master Bedroom (306 sq. ft., light yellow walls) has a queen-sized bed, a seating area, three bureaus, and a working gas fireplace.
  • Bedroom #4 (198 sq. ft., light violet walls) is a teenage girl’s room, with a twin bed, two bureaus, and desk/chair.
  • Bathroom #1 (60 sq. ft., light blue-grey walls) with two sinks and a glass-enclosed double shower.

4th  Floor:

  • Bedroom #2 (198 sq. ft., off-white walls) contains a dark burgundy sofa, a dark blue futon (bed or sofa), a desk and a bureau.
  • Home Office #2 (198 sq. ft., cream colored walls), has seating area and a desk/chair.
  • Kitchen #2 (65 sq. ft., white walls) is fully functioning with all appliances.
